West of the arch the coast turns to face the open Pacific. The water is colder, the surf is real and the beaches run for miles with almost nobody on them. This is where the sun sets over the sea, where grey whales pass within sight of the terrace between December and April, and where an oceanfront lot is still measured in acres rather than feet of frontage.
The market divides in two. Close to Cabo San Lucas sit the master-planned communities with golf and a beach club: Pedregal on its cliffs, Quivira, Rancho San Lucas, Diamante, Oleada. Further north, past Migriño, the coast belongs to Cerritos, Pescadero and Todos Santos, where the houses are freestanding, the roads are sand and the buyer is usually there for the surf or the quiet. Prices for a true oceanfront house today run from a little over two million dollars to six.
The Pacific is not for swimming in front of the house most of the year, and we say so. What it offers instead is space, privacy and a horizon with nothing on it. If that is the point, nothing on the other coast compares.

Rarely, and never casually. The Pacific beaches from Pedregal to Todos Santos have strong shore break and rip currents most of the year; Cerritos is the one beach in the area that is regularly swum and surfed. Owners here use the beach for walking, the terrace for the sunset and the pool for swimming. If swimmable water in front of the house is the priority, the Sea of Cortez side is the right coast.

Today the entry point is a little over two million dollars for a beachfront house near Cerritos or Pescadero; inside the gated communities near Cabo San Lucas the oceanfront positions ask five to six million and more. Administratively it belongs to the municipality of La Paz, about an hour north of Cabo San Lucas on the new highway. For buyers it functions as the northern end of the Pacific corridor: the same coast, quieter, with a town that has kept its character. Most of the listings north of Migriño on this page are there or in Pescadero and Cerritos.
