CABO DEL SOL
01
The Enclave

Low-density by intent, not by accident.

Why Cove Club Is One of the Most Private, High-Value Enclaves on the Golden Corridor

Cove Club is the private, gated enclave within Cabo del Sol on Los Cabos’ Golden Corridor, built around a members-only lifestyle that pairs the Cove Club Course (the former Ocean Course) with a private beach club and an elevated, family-oriented community plan. The experience is intentionally low-density: golf, beach, trails, and resort-level service without the “high-traffic” feel found in larger resort zones.

Aerial view of Cove Club at Cabo del Sol

Cove Club sits inside the legendary Cabo del Sol master plan, positioned between Cabo San Lucas and San José del Cabo. The differentiator is the membership-driven lifestyle: a private golf and beach club environment supported by curated amenities, owner-friendly service, and direct access to the Corridor’s best beaches, dining, and airport convenience.

This community forms part of the broader Los Cabos real estate landscape, where location, lifestyle, and long-term value vary significantly between areas. For a complete overview of how Cove Club compares across the region, explore our Los Cabos Real Estate Guide.

Buyers exploring Cove Club often also evaluate Chileno Bay luxury real estate for contemporary beachfront living, and Palmilla Los Cabos homes for sale for established corridor prestige along the Sea of Cortez.

Private golf identity.
The Cove Club Course is a Jack Nicklaus signature design (formerly the Ocean Course), known for dramatic coastline interaction and a “destination course” reputation.
Beach club lifestyle.
Members access an oceanfront beach club designed for an owner-first day-to-day rhythm—pool, beachfront service, and relaxed social energy.
Golden Corridor positioning.
Central access to Cabo and San José, plus quick routes to top schools, medical services, and the airport—without feeling “in the middle of everything.”
02 · Golf & Beach

Golf & Beach: The Core Cove Club Value Proposition

Cabo del Sol is widely known as a golf destination, anchored by two courses. Cove Club’s private course sits at the premium end of the spectrum, while the second course within Cabo del Sol broadens the overall golf appeal. Cove Club membership emphasizes privacy, service, and access—not just tee times.

THE CLUB

Inside the Club

What membership actually buys you.

Inside the Cove Club: Beach Club, Private Golf, Parks & Adventure Programming

Ask an owner here what they actually use and the answer is rarely the golf. It’s the beach club on a Tuesday, the kids in a paddleboard lesson, somebody’s father grinding through a short-game clinic. Cove Club staffs a member services team and an adventure team who handle the bookings, the gear and the instruction, which is why the amenities get used instead of just photographed.

The physical inventory is easy enough to list: a beach club on the sand, a private Nicklaus course, a racquet-and-lawn park, and an adventure park up the mountainside at about 800 feet. What buyers underestimate is that somebody is running all of it, every day. Some of it is still being built, and we’ve flagged what’s open and what isn’t, because that difference matters when you’re pricing a home against a brochure.

The Beach Club

The Beach Club at Cove Club, Cabo del Sol

At more than 65,000 square feet, this is where the community actually lives. R12 is the signature restaurant, open show kitchen, terraces for dining. There’s the Rock Bar, the Chiringuita for tacos with your feet in the sand, and The Deck, which is the loose one — beach games, a big screen for whatever match is on, sunsets. On the wellness side: an open-air fitness area right on the beach, three spa alcoves with plunge pools and shaded lounging, a family pool and a lap pool, and the Cove Kids’ Club. The full spa, with a yoga studio and boutique, is planned. It isn’t open yet.

Then there’s the water. Most of the Corridor’s beachfront can’t be swum, which is something buyers tend to learn late and resent. This stretch can. The club teaches surfing, diving, paddleboarding, sea kayaking, sailing, and fishing both from the shore and offshore. You cannot build that in later.

The Cove Club Course

The Cove Club Course at Cabo del Sol

Nicklaus designed it as the Ocean Course. It has since been renovated, and it plays private now — members and their guests. Golf Digest puts it among the World’s 100 Greatest, and it ranks in Mexico’s top ten. The renovation reworked strategy and playing conditions, but the thing people end up describing is the tone: two “Chocitas” waiting after the fourth green and before the fifteenth tee, a vintage Airstream parked mid-round as a taco stand, a Kombi that finds you somewhere on the back nine.

Instruction runs from private sessions with video through junior and short-game clinics. A Golf Casa, a practice facility with more than two acres of short game and Trackman, and a Range Bar are all planned.

Racquet courts at Agave Park, Cove Club

Agave Park. Padel, pickleball and tennis, plus a family lawn with croquet, two bocce courts, table tennis and a sport court. A fitness building with retail sits alongside, and the Sales Casa looks out over the agave field the park is named for.

Adventure Park. The high point of the property, roughly 800 feet up, with the region laid out below. BB and archery ranges, a BMX circuit, a half-pipe, paintball and gel-blaster fields, and the trailhead for the mountainside hiking and biking network. Gear and instruction on site.

Cove Park.
Planned, not built. An 18-hole putting course aimed at juniors and newer players, a kids club and family pool, courts for basketball, tennis and pickleball, a regulation soccer pitch, a softball field and a batting cage.
On the water.
Surfing, scuba, paddleboarding, kayak touring, sailing, shore and deep-sea fishing, all bookable through member services.
Dining across venues.
R12, the Rock Bar, the Chiringuita and the on-course stops are curated as distinct settings rather than variations on a single restaurant.
Four Seasons inside the gates.
The Resort and Residences bring a resort village, the Mercado, a spa and fitness center, and a tennis club with a rooftop bar.
Advisor note: On your tour, ask which amenities are open, which are under construction and which are still only drawn. Cove Club’s own materials say the features described are based on current plans and can change. That is standard language in Los Cabos, and it is why we get the delivered-versus-planned distinction in writing before anyone signs.

Resorts & Branded Living: Four Seasons at Cabo del Sol and the Cove Club Enclave

Cabo del Sol includes a secure, gated enclave associated with the Four Seasons Resort and Residences and the exclusive Cove Club. For buyers, this matters because it can translate into a higher standard of services, curated dining, wellness infrastructure, and a more “managed” ownership experience (availability depends on the specific residence type and applicable agreements).

Four Seasons Resort and Residences at Cabo del Sol

Four Seasons Resort & Residences. Resort-level dining, wellness, and hospitality adjacent to residential inventory—often a key driver for buyers who want service without a full-hotel feel at home.

Branded residences & private villas. Certain inventory is marketed as branded private villas/residences/estates within the Four Seasons environment (counts and availability vary over time).

Private villa terrace at Four Seasons Cabo del Sol

Swimmable-beach positioning. Cabo del Sol is marketed for a premium beach setting on the Sea of Cortez side of the Corridor, with calmer conditions compared to the Pacific side.

Owner-first access. The Cove Club concept centers on membership benefits including beach club services and curated outdoor recreation (specifics are membership-defined).

Real Estate in Cove Club at Cabo del Sol: Beachfront Homesites, Oceanfront Estates & Private Residences

Oceanfront estate at Cove Club, Cabo del Sol

Cove Club real estate is best understood as a private club enclave with a clear set of opportunities, ranging from rare beachfront/oceanfront inventory to elevated view residences and custom-build homesites. Official materials describe Cove Club as offering some of the last available beachfront homesites on the Los Cabos Corridor, plus developer-designed residences positioned for Sea of Cortez views and short golf-cart access to the beach club and course.

Beachfront / oceanfront homesites (scarcity tier).
Limited “toes-in-the-sand” build opportunities—typically the most competitive segment due to long-term view protection and direct beach frontage. Design guidelines and architectural review apply.
Oceanfront estates & private villas.
Built product may include luxury estates and private villas designed for indoor–outdoor living, with terraces oriented to the Sea of Cortez and quick access to club amenities. Availability varies by release and resale inventory.
Elevated ocean-view residences.
Non-beachfront inventory can still deliver strong ocean views via elevation and corridor angles—often chosen for privacy, quieter positioning, and price-to-view dynamics.
Resort-adjacent branded living (select).
Some offerings in the broader Cabo del Sol environment connect to Four Seasons-branded residences/villas/estates, with services and owner privileges defined by residence type and agreements.
Four Seasons private villas, inside the enclave.
Terraced into the hillside within the Four Seasons Resort and Residences, with footpaths running down to the beach, the resort village and the club. At this tier you are looking at roughly 4,000 sq ft indoors plus terrace, rooftop pools, lock-off configurations. Pricing is released on request rather than published.

What “Cove Club Ownership” Typically Means

Interior of a Four Seasons residence at Cabo del Sol

The Cove Club value proposition is not only the address—it is the membership-driven lifestyle. For buyers, this means evaluating the property and the membership pathway together: beach club access, golf access, member services, and outdoor programming can materially influence day-to-day enjoyment and resale appeal. We confirm what is included vs optional in writing before you commit.

  • Prime inventory: beachfront homesites and oceanfront estates typically trade with the highest scarcity premium.
  • Build vs buy: custom homesites can be ideal for buyers who want exact specifications (timeline + approvals required).
  • Walkability factor: proximity to the beach club, parks, and the course often drives demand beyond simple square footage.
  • Rental posture: feasibility depends on HOA rules, membership terms, and the property’s configuration.
Advisor note: In Cove Club, the “best buy” is rarely the lowest price per square foot—it's the right combination of beachfront scarcity or view corridor, privacy, and membership value aligned with your lifestyle plan.

Request Market Briefing: Cove Club Pricing Drivers, Membership Value & What Moves Fast

Cove Club pricing is influenced by view exposure, proximity to the beach club, golf adjacency, residence type (custom homesite vs built product), and how “turnkey” the property is. A market briefing helps you understand current absorption, negotiation leverage, and how membership value factors into long-term resale outcomes.

STRATEGY
06
Buying Strategy

Membership clarity first, then negotiation.

Buying in Cove Club: Foreign Buyer Strategy, Membership Clarity & Clean Closings

Foreign buyers typically purchase in Los Cabos through a bank trust (fideicomiso) or a strategy-specific structure advised by legal counsel. In Cove Club, diligence often includes confirming membership pathways (what is included vs optional), HOA rules, design guidelines (for homesites), and title clarity—so you buy with confidence and avoid “surprise limitations” after closing.

  • Define your use-case: primary residence, second home, or hybrid use.
  • Confirm membership details: beach club and golf access vary by ownership and membership terms.
  • Due diligence: HOA documents, architectural guidelines, and any resort service agreements.
  • Closing execution: escrow + notary coordination, with remote options when applicable.
Advisor note: In private club communities, the best closings are the ones where membership is clarified in writing before you go hard on negotiations.

FAQ
Questions

FAQ – Cove Club at Cabo del Sol Real Estate

Is Cove Club a private, members-only community?
Cove Club is marketed as an exclusive enclave within Cabo del Sol, with a private golf and beach club concept tied to membership terms that can vary by ownership type.
What golf courses are associated with Cabo del Sol?
Cabo del Sol is marketed as home to two courses: the Cove Club Course (Nicklaus; formerly the Ocean Course) and a second course associated with the master plan (commonly referenced as the Desert Course / Cabo del Sol Course).
What does the Cove Club Beach Club include?
Over 65,000 square feet on the sand: R12 with its show kitchen, the Rock Bar, the Chiringuita, The Deck, an open-air fitness area, three beachfront spa alcoves with plunge pools, a family pool and a lap pool, and the Cove Kids’ Club. The full spa is still to come. We will tell you what is actually operating the week you visit.
How is Cove Club different from the rest of Cabo del Sol?
Cove Club is the gated enclave inside the larger Cabo del Sol master plan, and membership is the dividing line. The Nicklaus course that used to be the Ocean Course now plays private to Cove Club members; the master plan’s second course serves everyone else. Beach club access, member services and the adventure programming follow the membership, not a Cabo del Sol address.
Does every owner automatically receive golf and beach club access?
Access is membership-defined and can vary by residence type and agreements. We confirm the exact membership pathway and included benefits before you commit.
Can foreign buyers purchase in Cove Club?
Yes. Foreign buyers typically purchase via fideicomiso (bank trust) or another structure advised by legal counsel. We coordinate with trusted attorneys, escrow, and notaries for a clean closing.
