Why Querencia Feels Different: Private Club Culture + Sea of Cortez Beach Lifestyle

Covered terrace of a Querencia villa looking down over the golf course to the Sea of Cortez and Palmilla

Querencia is a private, owner-focused community near San José del Cabo that blends a Tom Fazio-designed golf experience with a newly opened private Beach Club on the Sea of Cortez. The lifestyle leans “quiet luxury”: strong wellness programming, family amenities, and a club culture built around privacy, service, and community—rather than high-traffic resort energy.

Querencia is not “just” a golf community. The differentiator is a balanced land-and-sea lifestyle: a private Tom Fazio golf program plus an owner-first Beach Club that was designed for full-day use—pools, dining, fitness, and wellness—right on the Sea of Cortez. For buyers, that means your value is driven by membership access, daily usability, and amenity depth, not only by square footage.

This community forms part of the broader Los Cabos real estate landscape, where location, lifestyle, and long-term value vary significantly between areas. For a complete overview of how Querencia compares across the region, explore our Los Cabos Real Estate Guide.

Buyers who want a private club rhythm but are comparing different “expressions” of luxury in Los Cabos often evaluate Querencia alongside El Dorado Los Cabos real estate for an ultra-exclusive, member-led lifestyle, or consider swimmable-beach resort ecosystems like Chileno Bay luxury real estate where modern beachfront residences and a club culture shape long-term demand.

By the Numbers

Two thousand acres between Palmilla and Costa Azul.

Campo Bajo at Querencia, the Tom Fazio course, with the Sea of Cortez behind the fairway

Querencia sits at Km 27.5 of the Corridor, on the San José side, about twenty minutes from the airport. The gates enclose more than 2,000 acres of foothills and coast, and the neighborhoods inside have names rather than phases: La Cresta, Casitas at La Montaña, El Lago, El Valle, Las Verandas, and now the Ocean Residences down at the beach.

The golf came first. Campo Bajo opened in 2000 as Tom Fazio’s first design outside the United States, eighteen holes across some 300 acres with San José and the sea in view from the upper holes. Golf Digest lists it among the World’s 100 Greatest, and Golfweek has named it the best course in Mexico. Tee times run twelve minutes apart, which is why the course never feels busy.

The second Fazio course, Campo Alto, is an eighteen-hole, par-72 routing over 400 acres of ridges and canyons with a planned debut in 2026. The Beach Club opened recently on the sand at the Costa Azul end of the property, next to a well-known surf break, with four places to eat, and the first phase of the Canyon Club followed in the winter of 2024.

Four dining rooms on the beach.
La Ola is the Beach Club’s main restaurant, with Ocean Grill by the pool, Jorge’s sushi bar and Pop’s for dessert. Up at the clubhouse there are four more, from Sunrise Café to La Parrilla.
A twelve-acre practice ground.
Multiple range zones, short-game areas and practice greens sit beside Campo Bajo, and the second course adds 400 acres of golf when it opens.
Canyon Club, since winter 2024.
A pump track for kids, a soccer field, basketball and beach volleyball courts and a skate park, plus about six miles of trails through the property for hiking and biking.

Real Estate in Querencia: Beachfront Condos (Ocean Residences), Oceanview Villas & Custom Homesites

Querencia offers a rare mix: a private golf-and-beach club lifestyle with multiple real estate “tracks,” from beachfront condominium living at the Beach Club to elevated estate neighborhoods and custom-build homesites. The community’s own map highlights distinct residential areas and amenities, including the Beach Club, Ocean Residences, Las Verandas, El Lago, El Valle, and more—each with a different feel and pricing logic.

Residence I

Beachfront condos at the Beach Club (Ocean Residences / “Beach House” lifestyle)

These are positioned right on the Sea of Cortez by the Querencia Beach Club—ideal for buyers who want true walk-out beach living with club amenities (pools, dining, fitness, spa) essentially “downstairs.” This is the closest-to-the-water condo product in Querencia and tends to appeal to buyers prioritizing beach days and lock-and-leave convenience.

Residence II

Oceanview condos & club-adjacent residences (Las Verandas + other condo neighborhoods)

For buyers who want modern interiors and strong views with a more elevated, private feel, condo inventory can include oceanview lines and club proximity without being directly on the sand.

Residence III

Villas & estate homes (privacy + full-season living)

Larger single-family inventory delivers more outdoor living, stronger privacy buffers, and space for long seasons—often chosen by families and multi-generational ownership.

Residence IV

Custom homesites (build track)

Homesites in established and newer areas allow buyers to build to exact specs. Architectural review, design guidelines, and build timelines apply—so the strategy is about aligning design freedom with club access and future resale positioning.

How to Choose the Right Querencia Product Type

  • If you want beachfront living: target the Ocean Residences / Beach Club condo product (best for “beach-first” buyers).
  • If you want a view-first home: focus on elevated neighborhoods where corridor angles and height create broader Sea of Cortez panoramas.
  • If you want turnkey simplicity: condos typically deliver the easiest ownership rhythm, while villas/estates deliver more privacy and control.
  • If you want a legacy build: homesites can be ideal—just plan for approvals, timelines, and budget discipline.
Advisor note: In Querencia, “best value” is not one number. It’s the alignment between your daily lifestyle (beach club usage, golf frequency, family needs), your ownership style (turnkey vs custom), and the micro-location that protects views, privacy, and future resale demand.

Querencia Beach Club: Oceanfront Pools, Dining, Fitness, Spa & Surf Energy

Querencia’s Beach Club sits on the sandy shores of the Sea of Cortez and is positioned by a known surf break. Tiered pool areas built for both active family use and relaxed lounging, including a main pool environment with social energy.
Dining lineup.
Options include casual poolside fare (Ocean Grill) and oceanfront dining environments such as La Ola, plus additional concepts noted in Beach Club materials.

A satellite spa offering, designed for convenient beach-day wellness without leaving the club environment.

Querencia’s core golf experience is built around Tom Fazio design and a private club rhythm. In addition to the main 18-hole course, Querencia highlights robust practice facilities and has announced a second course concept (Campo Alto) with a planned debut in 2026—adding long-term depth for members who want variety and a truly “golf-forward” lifestyle.

Main Fazio course.
A private 18-hole, par-72 golf experience across varied desert terrain, positioned to deliver a “destination” level club environment.
Practice ecosystem.
Multiple range zones and redesigned practice greens and short game areas support serious training—important for members who play frequently.

Querencia’s clubhouse campus is built like a true private club: multiple dining venues, concierge/valet style services, a fitness center, movement pavilion, lap pool, family pool zones, tennis and pickleball courts, paddle tennis, and kid-friendly spaces. The result is a “live-here” community—especially attractive for families and owners who spend extended seasons in Los Cabos.

Dining variety.
Members-only venues include concepts such as Q Restaurant, Sunrise Café, La Palapa, La Parrilla, and social bar spaces noted in clubhouse materials.
Racquet sports depth.
Tennis plus pickleball and paddle tennis infrastructure supports year-round play and club-level programming.
Wellness campus feel.
Fitness center, movement pavilion, and spa/locker room environments designed for daily routines, not occasional use.
Family & kids programs.
Kid-friendly spaces and pools support multi-generational use—one of the strongest reasons Querencia retains long-term owners.

Foreign buyers typically purchase in Los Cabos through a bank trust (fideicomiso) or another structure advised by legal counsel. • Define your use-case: primary residence, second home, or extended seasonal living.
  • Confirm membership: Beach Club and golf access are membership-defined and can vary by ownership type.
  • Due diligence: HOA documents, neighborhood rules, and any club agreements tied to your exact property.
  • Closing execution: escrow + notary coordination, with remote options when applicable.

Why Work With VanSirius for Querencia Properties?

Stone-clad Querencia home with a long pool and shaded terrace

Querencia is a lifestyle-first market. The right purchase is rarely “the biggest home”—it’s the property that aligns with how you’ll actually use the club: beach mornings, golf frequency, family time, wellness routines, and privacy expectations. We help you compare neighborhoods, evaluate view corridors, and confirm membership pathways so your decision is based on facts.

Founder and broker Valentino Sartev has been active in Los Cabos real estate since 2004. VanSirius Luxury Real Estate, founded in 2014, operates as a boutique advisory for luxury and ultra-luxury clients who value discretion, clear communication, and structured execution.

Our focus is outcomes: the right inventory, the right terms, and a clean closing—so your Querencia acquisition supports both lifestyle and long-term value.

Clients who like Querencia’s owner-first club culture sometimes also evaluate other private membership environments such as Maravilla Los Cabos real estate for a more coastal, lifestyle-forward club experience, or consider branded-residence ecosystems like St. Regis Los Cabos Residences when their priority is service-integrated ownership inside a hospitality platform (availability and terms vary by project).

Next step: Tell us your priorities (Beach Club proximity, golf-forward living, turnkey condo vs villa privacy). We’ll prepare a focused shortlist and execution plan.
